The Redlands builds differently to the growth corridors. Every slab is built to the engineer’s design and AS 2870 for the site’s classification, with levels set correctly against existing floors, stormwater and the flatter falls typical of bayside blocks.

Redlands sites range from stable profiles to reactive pockets, and low lying land closer to the bay can bring drainage and fill considerations, so the geotechnical report leads the design. Redland City Council and private certifiers set inspection requirements. Established block access and tree protection are the recurring practical constraints.
